Street of Dreams 2012 – West Linn Update

Builders opened their doors to real estate agents today as they get the buzz going on the upcoming Street Of Dreams – The Vineyard here in West Linn.

Opening August 4, 2012, the 12 acre site developed by JT Smith Companies, will feature seven luxury homes from the areas top builders.  Host builder Jeff Smith of JT Smith Co will be joined by BC Custom Homes, Bernard Custom Construction, Delahunt Homes, Hutchinson Home Builders, Pahlish Homes, and Stonebridge Homes NW.

The tour today allowed local agents to really get a feel for the extreme levels of technology featuring cutting edge efficiencies and design, before all the finish work is completed in these new homes.  Livability seems to be the constant in all the homes.  If it makes the home more livable you will find it in one of these ‘one of kind’ homes.

In addition to the seven homes being built for the 2012 Street of Dreams, The Vineyard offers 21 additional home sites, with lots sizes ranging from 10K-15K sqft.  The Vineyard is easily accessible from I205 at the Tenth Street exit.

West Linn home sales – market update

Pop went the bubble back in 2007 for most markets.  West Linn peaked in July 2008 with a high of 744 homes on the market.  We have come along way with our current 2012 inventory of West Linn homes for sale is down -47% from that high.  Nearly half!

West Linn real estate market today – past 3 month inventory is holding at around the 400 mark with 395 today.  That is 20% less than same time last year.  It is a different market out here.  When did the home selling season start in January?

Between the rental market or lack of available rentals, increasing rents, and 2 plus years of home buyers saving money for down payments, the West Linn home buying market looks to have settled into a nice trend and buyers are looking today!

Surprising both West Linn area buyers and sellers is multiple offers on homes.  In all categories; bank owned, short sales and trad sales.

Think about it.  Many have been on the sidelines now waiting for that well priced opportunity buy.  All following the blogs, even checking in on Zillow or Trulia.

The home hits, you write an offer and anxious await the sellers response.  Instead you receive the call;  “There are more than one offer on the property and the seller is requesting” – get this – “best and final from all parties”.  You are in shock!  The kicker here is you don’t know if your offer is the lowest or the highest. Discovery Walk

Next Discovery Walk is this Saturday, February 4. The walk will take you on the new pathway under the new Fields Bridge, across the Tualatin River and into the West Willamette Neighborhood, then back to Fields Bridge Park to view the Ice Age Floods and meteorite exhibits. The walk is about 2.7 miles long and is mostly on paved trails and streets and is relatively flat.  Meet at 9:00 am in the parking lot at Fields Bridge Park on Willamette Falls Drive. What’s the Latest News From the City on Wal-Mart in West Linn?

January 9, 2012 Update:

West Linn Walmart update

Wal-Mart has held a pre-application conference with the City to consider the following changes in the parking lot and associated outdoor spaces:

  • Five cart corrals for customers to drop off their shopping carts will be placed around the parking lot with a resultant loss of five parking spaces.
  • Two pedestrian corridors are proposed to define and facilitate safer pedestrian access at the front of the store.
  • Pallet and crate recycling area (12’ X 45’) is proposed at the northwest corner of the site. This will displace six parking spaces.
  • Re-alignment or re-configuration of parking spaces is proposed.
  • A redesigned circulation plan is proposed to better accommodate parking lot traffic flow just north of the Wells Fargo Bank.
  • Seven new light poles will be installed in front and to the rear of the building.
  • Adding a parking lot landscaping island.

The City Council requests that you share your ideas for the future of West Linn at a workshop on September 29.  We want you to consider possibilities for the future of the Highway 43/Willamette Falls Drive corridor as we develop a Vision to encourage desirable change as the area evolves.  We have some important choices to make.  Do you want to see an historic interpretive center with shops, restaurants and a hotel?  Do you want to continue the pattern of strip commercial development along Highway 43, or do you want to provide for more concentrated development in mixed use centers offering a variety of goods and services?
